Home Builder Confidence Surges to New Heights

The current supply of existing homes for sale has remained persistently low for an extended period. While this has caused frustration among prospective buyers, it has presented a golden opportunity for home builders. When potential buyers cannot find suitable older homes, they are increasingly inclined to explore newly constructed properties. This prevailing trend has significantly contributed to the recent upsurge in optimism among home builders. The National Association of Home Builders (NAHB) conducts a monthly survey called the Housing Market Index to measure their confidence in the market for newly built homes. This index assesses builders' responses on a scale where a value exceeding 50 indicates a more positive outlook on market conditions than negative ones.
In May, the index experienced its fifth consecutive monthly increase, reaching a value of 50 for the first time since July. Robert Dietz, the esteemed chief economist at NAHB, acknowledges buyers' preference shifts toward new homes. Dietz states, "The scarcity of existing inventory continues to drive potential buyers towards new construction. In March, approximately 33 percent of homes listed for sale were in various stages of construction, whereas the average from 2000 to 2019 stood at a mere 12.7 percent. Given the limited availability of housing options, new construction will continue to play a pivotal role in the quest of prospective buyers in the upcoming quarters."
