Rates Bump Up After Hitting A Two-Month Low

Average mortgage rates experienced an upward trend last week, based on the Mortgage Bankers Association's Weekly Applications Survey. The rates were higher than the previous week for 30-year fixed-rate loans, with both conforming and jumbo balances, loans supported by the Federal Housing Administration, 15-year fixed-rate loans, and 5/1 ARMs. This rise follows recent decreases, which brought rates to a two-month low the previous week.
According to Joel Kan, the MBA's vice president and chief economist, the higher rates have decreased activity among first-time buyers. Kan stated, "Last week's increase in mortgage rates prompted a pullback in application activity. With more first-time home buyers in the market, we continue to see increased sensitivity to rate changes." There was a 10 percent drop in FHA purchase applications last week. The average loan size reached its highest level in a month, both indicators of sluggish activity among younger buyers. The MBA's weekly survey has been in place since 1990, covering 75 percent of all retail residential mortgage applications.
